This year, things will be even more interesting.

New Michigan legislation has been passed making it legal for historical vehicles to be driven unrestricted during the entire month of August. This means that these cars are not limited to the parade route and other Dream Cruise events. Patrons and fans of the event can now see their favorite classics around town all month long.

Closing costs in Michigan have been rated the fourth lowest in the country at around $2,203 which includes lender fees, appraisal fees, credit reports and inspections. This is about $200 less than the national average. It is good to note that these numbers did not include taxes.

The survey to get the numbers was done by where they averaged closing costs from 10 lenders in Detroit for a $200k mortgage with 20% down. Doing better than Michigan is the lowest closing cost state: Wisconsin. And Hawaii came in last with the highest costs in the nation. 

These low fees are thought to be a result of lenders trying to stay competitive in the ever-bettering market. But because lenders are will be incurring more fees in upcoming months, these rates

One thing that many people might not think about with the market recovery is that more foreclosures may be on the horizon. But, when numbers keep looking better and better, how can this be?


In the recent past, Michigan has seen its foreclosure numbers decrease as banks took on more and more short sales. Michigan also has increased home values and more people entering the market to buy.

These two factors are adding up to an increase in foreclosures: sellers aren't interested in doing a short sale as home values rise, and banks feel similarly. The result is more homes going into foreclosure.

Now, this isn't a given, but it is certainly a possiblity.
