Three Tips for a Smooth Closing

As all realtors know, things do not always run smoothly as closing day approaches. Real Estate transactions are obviously a big decision, and buyers/sellers often become quite fickle as closing becomes more of a reality. Deals often become more complicated, and even fall through last minute, making your job even harder! Lang Premier Properties understands this, and has found these three tips that will make your next closing go as smoothly as possible.

1) Develop an Offer Analysis Plan

Laying out the major offer evaluation points in advance can help you get ahead when closings start to become a reality. Remember, the highest price is not always the best price. Always explain why and how you will analyze:

  • Inspection contingencies and why sellers want as few as possible

  • Mortgage contingencies and the impact of their length

  • Deposit strength

  • Down payment size

  • Mortgage terms

  • Ability to rent the home back

To help make the end of the transaction easy, it is a good idea to explain your plan for negotiating and analyzing offers early on.

2) Secure Back Up Offers

  • We have all seen a good percentage of real estate deals fall out before they close, and scramble to find past leads on the property in hopes of obtaining other quick sale. Having a back up offer right on hand is a smarter move for sellers and their agents.

  • Present multiple offers and advise your sellers on the second best offer and why it is important to have a back up postition.

3) Discuss Property Delivery

The deliver of the property is always an important issue. Many sellers think they should hand over the keys and leave as soon as the property is sold. Talk to your sellers about any delivery details that are a part of the contract and those that will hedge against the buyer finding last minute things wrong after they have moved in like:

  • Touching up any paint scratches or scuffs

  • Ensuring sure outdoor areas are trimmed and presentable

  • Removing any trash or garbage from the property

  • Making sure the house is completely cleaned!

Having this well established plan with your seller will help to assure a smooth closing every time!
