7 Reasons Not to Skip a Home Inspection

Home inspectors commonly encounter the following issues during home inspections:

WINDOWS

Any room that is listed as being a bedroom must have a functioning window with 30 square inches of clearance.  In the event of a fire, this window should be accessible as a fire escape.  Bedrooms must also be heated.  If a bedroom does not meet these two requirements, the room cannot qualify as an actual bedroom on the listing.  

COMPRESSORS / FURANCES

Home inspectors frequently encounter rust in heat exchanges and missing insulation where required by code.  Sometimes improvements or replacements are installed improperly.  

ELECTRICAL

The problem of electrical junctions which are not properly enclosed in a junction box and lack of GFCI outlets in bathrooms and kitchens are common electrical code violations.  Reverse polarity on outlets is also a frequently encountered issue.  These repairs are inexpensive, however they can hold up a sale if not performed.  

DETECTORS

Smoke and carbon monoxide detectors are normally a state requirement and all detectors must be in working in order prior to the sale of the home.

PLUMBING

Loose toilets and poor drainage are common plumbing issues which are also code violations.

STRUCTURE

Structural issues can be a greater expenditure to repair, however if they are not properly addressed, they can cause a house sale to drag on indefinitely.  Rotton wood trim around windows and doors and rotten siding and missing flashing on roofs or above windows and doors need to be repaird in order to bring the home up to code.  

PERMITS

If you've remodeled your basement, for example, or added a sunroom, proper permits are required and must be taken care of prior to closing on the sale of your home.
