7 Tips to Selling FAST at the Highest Profit

Nearly 90% of a home sale happens before the property ever hits the market.  Selling fast for the most income is a direct result of adequate preparation before listing a property.  If your property was once considered an "expired listing", it is likely that it will sell fast when implementing this seven-step process:

1. - Invest in home improvements which add value.

 Kitchens and bathrooms are areas of the home where it is obvious as to whether or not money has been spent.  Kitchen and bath remodels often return more than 100% of the investment and tend to be where homeowners spend the most amount of their time.  

Focus on basic home maintenance.  It doesn't matter how much money is in the kitchen if there is a flood in the basement.  No prospective buyer will overlook a leaky roof.  Don't leave buyers with the impression that you are trying to sell them a problem.  

Curb appeal is also important and one of the reasons that siding ranks high on the list of valuable home improvements.   If the inside of your home is updated, but the outside is lacking, you will have difficulty getting anyone through the front door to see those amazing updates.  

Adding a room or two can be a good investment.  No home can ever have too many bathrooms or bedrooms.  For every 1,000 square feet of added space, you can expect up to a 30% increase in the sale price of the home.  Attic bedrooms, family rooms, and sunrooms are known to return more than 70-80% of the investment.  

2. - Adequately prepare your home.

A house is a home because of the memories and emotional attachments formed within its walls.  Learn to let go and realize you can take your memories with you, however the home will soon belong to someone else.  The more objective your mindset regarding your home, the more effective you will be in quickly selling your property.  Think of this as a new beginning and not an ending. 

Ready the home by stowing away personal items such as photos, knickknacks, and children's drawings.  Declutter and clear counter space in the kitchen and bathrooms.  Create a canvas where buyers are free to paint their own imaginations with decoration ideas and furniture arrangements in the home.  

Make sure the yard is free of toys, animal deposits, and debris.

3. - Proper Pricing.

Your home should be priced to appeal to the maximum amount of buyers.  Sellers typically net an average of 25% more on the sale of their home when working with a professional real estate agent who is equipped at performing the most accurate, up-to-the-minute market analysis in order to come up with the best possible price for your home.  

4. - Know prospective buyers.

When "For Sale By Owner" founder attempted to sell his home, it sat on the market for SIX MONTHS.

 The home was underpriced and he eventually elected to hire a luxury real estate agent.  His home then quickly sold for $150,000 ABOVE his initial asking price.  Know buyers, their concerns, and the perks of purchasing a home at a specific time.  Choose your market: buyers who are looking for a second home, a vacation residence, or perhaps people who are looking for a starter home.    

5. - Understand local trends.

Familiarize yourself with what is happening within your local market.  Understanding local market trends can have a 5-10% affect on the value of your home.  At $300,000, this could mean the difference of $15,000-$30,000 dollars!

6. - Negotiate well.

Learn to negotiate professionally. Negotions should not be taken personally.  They are not battles to be fought.  The purpose of a negotiation is to arrive at a logical, acceptable price point for both parties in order to create a victory for both the buyer and the seller.
