We have new and exciting information just released by the Michigan State Housing Development Authority (MSHDA). While originally slated for early 2013, the MSHDA announced that there is $15 Million available in grant funds starting immediately.

In a nutshell, borrowers looking to buy in Michigan can get a grant, which will require no repayment of the funds or a second mortgage, for up to 25% of the sale price of the home - maximum of $3,000 (or $5,000 if they are in the military or a veteran).  Funds can also be used to cover the cost of a Mortgage Credit Certification (MCC). There are no income limitations or sales price limitations, and once the funds are used up they are gone.  You cannot reserve the funds until five days before closing, so it will

Joy 1We're happy to announce that Joy has had a total of 13 heart-melting puppies! Good work, Joy. 2 unfortunately didn't make it but the other 11 adorable creatures are growing like weeds and seem to be doing very well.

Joy has been phenomenal throughout the entire process and is a loving mother. She seems very peaceful and grateful, which is a humbling attitude to be around.

Make A Difference Rescue thinks Joy is a boxer mix and believes she was impregnated by more than one daddy, which is why the puppies look so different. We've nicknamed the black and white ones "cow puppies" for obvious reasons, and they seem to be a favorite around here. But all the puppies are absolutely precious and we're looking forward to finding great homes for them all.

Let us introduce you to our foster pup, Joy! We expect she's about to make things a lot more interesting around here, as this formerly-mistreated dog is pregnant with a litter of puppies. We've temporarily taken her in through the Make A Difference Rescue program, giving her a safe place to call home over the next several weeks.

Momma Joy is expected to have her puppies any moment now and we are eagerly awaiting the big moment. In the meantime, we're making her as comfortable as possible and playing soft music to keep her relaxed.

2012 Short Sale GuidelinesThe short sale process just got easier, as the Federal Housing Finance Agency has issued new, more transparent guidelines for Fannie Mae and Freddie Mac. Effective November 1, 2012, these new guidelines will unify the two different short sale processes into one standard program.
