Celine Dion's $45,500,000 Estate

Tragedy is no stranger to famous singer-songwriter Celine Dion who has experienced a particularly difficult year.  Just two months ago, Dion lost her husband of 21 years, Rene Angelil, to throat cancer.  Just two short days later, the singer's brother, Daniel Dion, passed away as a result of brain, throat, and tongue cancer.  He was only 59 years of age.  

Despite such extreme loss, Dion returned to her career on the stage on February 23 at Caesars Palace in Las Vegas.  Celine is now faced with the task of selling her mansion in Florida.  She has her estate listed at $45,500,000.  

Dion has attempted to sell her 215 South Beach Road mansion in Jupiter Island, Florida before.  In 2013, the property was listed at $72.5 million.  No one took the bait and the price was reduced to $62.5 million.  Fenton Lang Bruner & Associates have accepted the latest 5.5-acre listing mission.  

This luxury estate features a 500,000-gallon water park and a 10,000 square foot residence with five bedrooms, a wraparound terrace, two four-bedroom guesthouses, three swimming pools, a tennis house, golf range, and neighboring estates owned by Tiger Woods and Michael Jordan.

This upper eschalon of luxury continues to sit on the market even at its current reduced price.  Few are the prospective buyers for such an extravagant dwelling place.  The water park alone demands tremendous overhead operating expenses.  The property is more akin to a resort than a home and zoning laws would most likely prevent the estate from being converted to a commercial property, thus limiting the type of buyer for such an undertaking.  

While Dion's property is certainly beautiful and offers every desirable luxury amenity, it is too customized and requires quite the entourage of personnel to properly maintain.  Unfortunately, no one considers the water park to be a luxury.  In addition, the $27 million price drop from 2013 poses another threat to the quick sale of the estate as it causes prospective buyers to inquire as to what might be "wrong" with the property.

There is a lesson in this for all of us when it comes to home pricing.  Realistic market value is crucial in recognizing what you can actually get for your home verses what you hope to list on the price tag.
