You're looking into selling a home in 2013, and you want to know how to market it. The first question you need to ask youself is, "Who is looking to buy?" The new real estate market has a new crop of buyers as well: Generation Y.

Yes, Generation Y is graduating college, moving away from home, and looking to buy your house. But, they are looking for homes outside of the traditional layout, and the market is trying to cater to them.

Selling a Home in 2013

Energy Efficiency: Update your home with energy efficient appliances and features. These buyers want to know that they will not only be doing their part to stay green, but that they will be paying less in utilities over the long-term. Things like HE washers and dryers, rain barrels, gardening space, new windows and good insulation are all ways to decrease a home's footprint.

Size: Much different from previous generations, Gen Y doesn't want more home than they need. The reason? They don't want to pay for rooms they won't be using. These buyers are more than likely carrying a lot of student loan debt, and they don't want to pay more for a home than they need.

Community: Walkability, community events, and plenty of civic activities are also on the list. Community involvement and interaction is making a comeback as technology overload is starting to take its toll on social lives.

Technology-Friendly: HD capability, security systems, iPhone controls, speaker wires, and the area's Internet speed and cell phone reception are all on this generation's radar. In addition, they are looking for rooms that can be used as media centers for computers, speakers, televisions and office equipment. More and more people are working from home, and they want to do it in comfort.
